Selling Houses Australia S15 Ep 3: Redland Bay, Qld

Owners Andrew and Caryl built their brick, two storey home 20 years ago and since then have done nothing more – so the house is now looking very tired and outdated.  Due to the collapse of their business, the couple is having to sell their home in order to avoid bankruptcy – and friends and relatives have chipped in to carry out some much needed renovations in order to achieve the best price possible. 

The house has an inverted layout – bedrooms are on the ground floor while the living areas are on the first – and given the small renovation budget, Wendy and Dennis had to set clear priorities in terms of what can be achieved that will add the most value. 

The kitchen is a priority on anyone’s list so Wendy had the cabinets and work bench resurfaced with a new colour and replaced the handles and updated the appliances.  The existing shelving was replaced with overhead cabinets which immediately increased the amount of storage – all at minimal cost. 

The open plan living area was the space that offered the most potential.  It was a huge space which allowed for an additional, private, multi-functional living space to be created simply by putting in a new wall and fitting double sliding doors with frosted glass panels.  The glass inserts maximised the amount of light entering the spaces, while the choice of sliding doors ensured no space was lost to the hinged variety of door.   

The remaining budget was used to create a fast and cost-effective update by painting all rooms.  Wattyl I.D. Advanced ultra low VOC paint was used throughout the interiors, while Wattyl Solagard, in a low sheen finish, was used on exterior surfaces.  A series of fresh, crisp whites was used – Wattyl Strauss White on all interior areas, apart from Wattyl Planet Mod on bedrooms 1, 2 and 3 and Wattyl Beaufort on bedroom 4.  All trims were finished in Wattyl Aqua Trim Water Based Enamel in Abstract White with ceilings in Wattyl I.D. Advanced Ceiling Flat. 

Dennis, realising the importance in Queensland of an outdoor entertaining area, went to work on the front section of the garden by freshening up the decking area with a new coat of paint – Wattyl Solagard low sheen White.  He then created an outdoor kitchen, tiling the splashback for the new BBQ and adding a ‘fridge.  The layout of the balcony ensures an excellent connection between the outdoors and the interiors. 

To the rear of the house, the balcony was replaced and a path round to the entertaining area at the front was created using large concrete stepping stones – a quick and cost-effective solution.  New plants and outdoor furniture were added to the space to complete the look.   

The bottom of the garden was tidied up and old stumps removed, thus leaving a blank, and inviting, canvas to inspire the new owners. 

Street appeal is an important factor when selling a home, so the front driveway was sprayed, in order to update the old, stencilled terracotta, with a product that will resist the red dirt and require lower maintenance. 

The mess and clutter of the front garden was removed, along with the boardwalk from the side of the house.  By cutting back the hedge and removing some of the large, old shrubs and replacing with new plants and turf, the area was transformed into a much more inviting space.
